Do's & Don'ts of Seasonal Decorating While on the Market

We often get asked during this time of year whether it is ok to decorate for the seasons and holidays while you are on the market. The answer is YES! Who doesn’t love decorating? However, I must insert a disclaimer or, better yet, proceed with caution.

While selling your home, it is vital to create a warm and inviting feel for buyers to see online and in-person, and nothing makes me feel happy, warm, and fuzzy than seasonal decorating. When preparing your home to go on the market, the most important thing to keep in mind is that when arranging furniture and setting up décor and accessories, the main idea is to bring buyers attention and focus to the features, size, characteristics, and of course function of all the spaces. This is where I insert the caution disclaimer. When you decorate for the seasons and holidays, keep these essential elements in mind:


 

Don’t distract buyers from focusing on the house with too many decorations that can appear busy.


 

Do Remember Inches = dollars, so be sure you showcase the size of the room.


 

Don’t cover the goods! Do keep windows visible and the woodwork and fireplaces exposed.


 

Don’t prevent buyers from getting a panoramic view of the rooms by drawing their focus to the floor.


Save decorating until after the listing photos. If your house is still listed come valentines day, pumpkins will tip off just how long you have been on the market.


While you are digging out pumpkins and the 100 strands of leaf garland, burning your favorite Fall scented candle, and sipping on your Pumpkin spice latte…be sure to reel yourself in from time to time and take advantage of pre-packing the extra’s you’ll get to use at your next home!
